Depth/progression between private and public domains informs spatial hierarchy. Glimpsed views induce perceived surveillance of the public realm and security in
private domain. A private garden is created on the street side.

The interior is a complete open space. Movable walls are stored in a central spatial ordering element containing a glass “light-manipulator”. Voids allow light
penetrate deep into the plan. Borrowed landscape is exploited at upper floors.

Physical, economic and social sustainability/adaptability is imbued in resilient built form by robust spatial hierarch.
